Windows rarely leak through the glass. Water finds its way in through the narrow, uneven gap between the frame and the surrounding wall — a gap that cement mortar alone can't seal for long.
Seepage & damp patches
Rainwater tracks along the frame edge and shows up as damp patches on the inner wall, sometimes rooms away from the window itself.
Cracked cement fill
Mortar is rigid. Every temperature swing and building vibration opens a hairline crack a little wider, until it's a channel for water.
Mould & peeling paint
Trapped moisture behind the frame feeds mould growth and blisters paint, long before you notice the actual leak point.
Draughts & noise
The same gap that lets water in also lets in outside noise and conditioned air out, pushing up your cooling bills.
Steps we follow
No demolition, no re-tiling. Most window frames are sealed and finished within a few hours, start to finish.
Inspect the joint
We check gap width, existing mortar condition and the source of the leak before quoting.
Rake & clean
Loose mortar, dust and old sealant are removed so the foam bonds to a clean, sound surface.
Gun-apply the foam
Foam is injected in controlled passes, filling roughly half the gap to allow for expansion.
Cure & trim
Once fully cured, excess foam is sliced flush with the wall and frame on both faces.
Finish & seal
The trimmed joint is finished with paintable sealant or POP to match the existing wall.
